The Aerie

Price Reduced to $ 444,000 CAD

Built in bald eagle country, "The Aerie" appears to have been guarding its bluff for generations. In fact, it is of recent construction and offers the best in traditional beauty and the latest scientific site and environmental engineering and construction expertise. Landscape plans and precise siting of the house were based on a careful scientific study of a 30-year micro-climate data for the area. Exceeding R-2000 standards, the home is built of virtually indestructible insulated concrete (Blue Max) to the roof lines. The ceramic tile clad floors on both levels are concrete with integral efficient radiant heat. Planned in a very open style, spaces and traffic patterns are graphically defined by floor designs that feature fine Italian ceramic tiles. Most of the rooms have windows on two or three sides and all rooms are designed for spaciousness, comfort and light as well as having breathtaking sea views from nearly every window in the house.

Noel Shore is a very quiet, safe, crime-free rural area of rolling hills, farms and small fishing and lumbering communities on the shores of the Cobequid Bay or Minas Basin, a large body of water at the northeast end of the Bay of Fundy. Of interest is that this area features the highest record tides in the world, sometimes reaching in excess of sixty feet and equally dramatic low tides.  Noel Shore is located about a one hour drive from the cosmopolitan port city of Halifax, Nova Scotia's capital city and less than an hour from Halifax International Airport. There are many services locally within 10 minutes of the estate (gas stations, good schools, grocery stores, a pharmacy, medical clinic, hardware store, bank, parks, two fire departments, and emergency medical services) and even more elaborate services a half hour away in Truro (three major supermarkets, Walmart, Canadian Tire, chain drugstores, two shopping malls, a major Hospital, public community college, regional library, full professional service, and a charming old fashioned shopping, business, and civic center). There is a golf course a short drive from the Aerie as well as various interpretive centers, museums, tidal bore rafting, whale watching, fishing, hunting and in the winter, cross-country skiing and snowshoeing.

Located just off of the famous scenic Glooscap Trail, a route of stupendous beauty that follows the Bay's shoreline, the Aeries gated property is comprised of about five acres of open, level and slightly sloping lawns, surrounded by sandy beaches and a tidal river. A farmer's lovely clover fields quietly separate the property from the very lightly traveled secondary scenic highway, giving the property added privacy--the house being sited a half mile from the highway and invisible from it. There are no neighbors within view of the house. The residence area is bounded by a screen of evergreen and hardwood trees, giving it total seclusion except for the magnificent panorama of open sea, distant shores and distant pastures.

The Residence was built along traditional New England designs insofar as its exterior apearance, but is very different within in that it has a lightness, airiness and spaciousness which cape cod homes of old never offered. So, within its classic traditional exterior is an interior of the spaciousness and convenience of contemporary architecture, with an open concept throughout. Large picture windows everywhere allow the incredible panormic views to come indoors practically anywhere one may be standing or sitting in the home. The lower level also features a large, open foyer leading to spacious living area with lofty vaulted ceiling and adjoining dining areas which, in turn, open into wrap-around covered decks on three sides offering further enjoyment of the incredible natural surroundings and panoramic views of the sea from a deck chair, al fresco but shielded overhead. The dining area also merges with a vast kitchen, of gourmet restaurant dimensions on the home scale. Featured in Homes Weekly (reproduced elsewhere on this site) the unique kitchen area is attractive, spacious and functional. The entire home features highly attractive luxury grade Italian ceramic flooring, in delicate earth colours.   The second floor is accessed by an attractive maple staircase leading to a mezzanine overlooking the lower levels as well as the bay through the frame of an immense semicircular view window. Off of the broad maple-balustraded mezzanine are four equally sized spacious bedrooms and a very large multipurpose or recreation area which can be used as an immense home business office, recreation room large enough to to put half a dozen billiard tables ....or a professional art studio --which is its present owner's use of this incredible, vaulted ceilinged space. (Indeed, if a purchaser so wished, the immense studio space could be converted to an open floor plan living/dining area, its adjacent bedroom into a large kitchen for the creation of a separate upstairs dwelling of three bedrooms and two baths with its own stairway entrance from the attached garage/workshop.) Special inner windows off the foyer add to the illumination and openness of the upper areas.

The home is truly an architectural masterpiece, both in its design and in the quality of its construction. Built on a concrete slab, the home is of predominantly concrete construction and virutally indestrucible. It features both in-floor radiant heating as well as efficient heatpump heating of the major open spaces on both floors and master bedroom suite...as well as powerful and efficient air conditioning. Canexel siding, exquisite imported ceramic flooring and ample room for everything. Both the interior and exterior are virtually maintenance- free and should remain so for decades to come. An unlimited sprectrum of hobbies can be accommodated by the immense multipurpose room, by the attached 34'x10' professional greenhouse (electrified, radiantly heated and air conditioned), the workshop (behind the garage's two-car space and separated environmentally from the residence by a double-doored interior airlock passage containing one of the home's five bathrooms) is suitable for home carpentry, &c. and the multipurpose application of any of the home's six bedrooms not required for use as such are readily usable for other purposes (from sewing or hobby rooms to additional offices). The home is equipped with high quality kitchen and laundry appliances and is in perfect move-in condition (a recent, detailed, comprehensive inspection report is available on request).

A large and sturdy 1-1/2 storey windowed utlility shed, built on a concrete slab and designed to match the home's architecture is weatherproof and electrified. Wiring for an optional home backup generator system is fully installed at the shed and connections to the adjacent immense propane storage tanks (covered by vines on latticework and trees) and via underground conduits to the house permit an howner to simply plug in a backup generator into the prewired and piped system to be totally independent of utilities. The grounds are a mixture of landscaping with lawn, fruit trees...and meadows left natural to watch the everchanging display of wildflowers. This is appreciated by the wild life that share the grounds: eagles, falcons, pheasant, grouse, heron, fox, deer, and the everchanging populations of migrating birds-- of which the Canadian goose is perhaps the most famous.

The house sits high enough above, and far enough back from, the highest tides so as to be perfectly safe from the most severe weather. Yet the endlessly fascinating (and endless, stretching for hundreds of miles in either direction) beach is accessible via a path through a little grove of trees and some simple rustic stairs, creating a virtually private beach which will rarely find another footprint than one's own.

This finely designed, sturdily built and luxuriously appointed villa on its totally private estate grounds, blessed with an unobstructed and vast panoramic view on a nearly 1000 foot shoreline offer privacy, comfort, architectural aesthetics and opens extravagantly to one of the most beautiful natural wonders on earth, the dynamic vistas of the famous tides of the Bay of Fundy.
